For investors, we can customize a program to meet your needs.  Whether you are a cash investor or looking to finance, we can find you rentals that will break even every month or generate a positive cash flow.  I agree it sounds counter-intuitive, but for some investors it is better to go for only long-term gains rather than to try to make money every month.  You have to look at your investments as a whole, including projected increases in equity over time and your tax situation, to find the investment strategy that works for you.  Some investors want only the long-term profits and by buying properties cheap enough you can see big long-term gains.
